Since
taking ownorship of the business, he has learned from City Staff that each commercial
parcel is allowed one free-standing sign not to exceed 100 square feet in size and Code also
restricts signs to identifying the business or service offered at the parcel on which the sigh
is located. Mr. Holm has stated he feels he is in a unique situation being located one block
off the highv~ay and the lack of identification of the bowling alley on Highway #I0 has an
adverse impact on his business. Therefore, he has submitted an application for a
conditional . permit for an
Use off-site advertising sign that would be placed on the Dubat~
property at 6740 Hwy. #10.

The follovAng items are enclosed for your information:

a)
b)
c)

d)
e)

Site location map
Proposed sign
Draft Planning Commission public hearing and regular meeting minutes
dated September 3, 1996
Proposed findings of fact
Proposed conditional use permit

Notification:

In accordance with State law, properties within 350 feet of the subject property were
notified of the public hearing pertaining to the request.

Observations:

The previous owner of SuPer Bowl had a lawful non-conforming ('grandfathered')
identification, sign on the Dubats property and for Various reasons, removed it knowing full
well that under the new regulations it could not be replaced without obtaining a conditional
use permit from the City.

Since removal of the sign, Mr. Holm purchased the Super Bowl facility and he feels lack of
identification on the highway has hurt the business. He would like a conditional use perrrfit
to replace the 96 square foot sign in its previous location on the Dubats property.

The Dubats property already has an 84 square foot lawful conformin~ sign on Hwy #10
and a 24 square foot lawful non-conforming sign on Riverdale Drive N.W. Approval of
Mr. Holm's request would result in 3 free-standing signs on the parcel totaling 180 square
feet of sign space (Code permits I at 100 square feet.). Them are numerous businesses
that would like to be identified on Hwy. #10 and approval of Mr. Holm's request would
set a precedent.
