The <br />property is a~proximately 35 acres in size and is located at the southeast corner Of the <br />intersection .o~ Hwy. //10 N.W. and Llama Street. The subdivision proposes to plat 11 <br />commercial 10ts and one ouflot. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br /> Site location map <br /> Proposed final plat <br /> City Staff review letter dated October 2, 1996 <br />~'Proposed resolution for final plat approval <br /> Proposed development agreement <br /> <br />Notificatiom <br /> <br />In accordancel with State statutes, properties within 350 feet of the subject property were <br />notified of thelpreliminary plat public hearing. <br /> <br />0 bservations: <br /> <br />The Planningi Commission approved the sketch plan on August 6 and conducted the <br />preliminary platt public hearing on September 3. The City Council granted preliminary plat <br />approval to th{plat on-September 24. <br /> <br />All of the lots exceed the minimum area and dimension requirements for the B-3 Highway <br />Business Disffiet. <br /> <br />Development of the plat will include the construction of a westerly extension of Riverdale <br />Drive N.W. arid improvements to Llama Street N.W. south of Hwy. #10. <br /> <br />A Grading ant! Drainage Plan has been submitted and is acceptable. <br /> <br />The plat was ~viewed by the Park Commission on August 8.
