The lot meets the one acre minimum area and 200 foot lot width requirements. Plans have recently been com~ the alignment of Azurite Street N.W. along the west side of this plat. The ril~ht-of-way of~.~2;treet should be dedicated on the final plat. A grading and ctt~nage plan will be required with the site plan for development of the lot. i . The plat will be irewewed by the Park Commission at their regular meeting in October for park dedication requir~ ments. The Planning Commission reviewed the proposed plat on October 1. Commissioner Deemer stated that the City shbuld 'bite the bullet' and improve Azurite Street north to 141st Avenue. Mr. Jankowski's respbnse was that if the City is going to consider paving that section of Azurite, then sewer and water; improvements should also be considered a part of the project to avoid costly pavement replacdment costs in the future. RecommendatiOn: The Planning COmmission and City Staff recommend final plat approval of Ferrum Second Addition. Whetlier or not the City should take on the project of paving and installing municipal utilities in Azurit~ Street north to 141st will depend on the Council discussion.
