The <br />property is loc~ated in the northeast quadrant of the intersection of 167th and C.S.A.H~ #5. <br /> <br />The followinglitems are enclosed for your information: <br /> <br />'Site location map <br />i Proposed final plat <br />Draft Planning Commission meeting minutes dated October 1, 1996 <br />;City Staff review letter dated October 17, 1996 <br />;Proposed resolution for final plat approval <br />Proposed development permit <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Notificationl <br /> <br />City Code doe~; not require a public hearing for minor subdivisions. <br /> <br />ObservationS: <br /> <br />The 4 lot minqr subdivision on 40 acres is in conformance with 4 in 40 density zoning. <br />Lots 1, 2 and 2k of Block 1 meet the 200 foot lot width and 2.5 acre area requirements. Lot <br />1 of Block 1 al~o met these dimensional and area requirements at the sketch plan stage, but <br />had to be forfeited in order to comply with the recommendation of the Planning <br />Commission ~d City Staff that Outlot A, a proposed future street, align with Coquina <br />Street on the south side of 167th. The Planning Commission and City Staff recommend <br />approval of this deviation from the minimum lot width and area requirements to facilitate <br />orderly extens!on of streets in the future. Lot 1, Block 2 will facilitate an existing <br />homestead on rite property. Outlot A will be dedicated to the City for furore use as a public <br />street to accessOutlot B if and when the property resubdivides. <br /> <br />Outlots B and C will be held for future development when sewer and water is available or <br />when 4 in 40 density zoning is abolished. <br /> <br />In accordance With the recommendations Of City Staff, Lot 1, Block 1 and Lot i, Block 2 <br />will access 167th Avenue at the same location on Outlot A. At such time as the property is <br />resubdivided and Outlot A is developed as a City street, these lots Will access this northerly <br />extension of Cd~quina rather than 167th. The driveway for Lot 2, Block 2 will align with <br />Dolomite Street on the south side of 167th. <br /> <br />Information has been provided to verify that the home and accessory buildings on Lot 1 <br />will meet structure setback requirements from the newly created lot lines. <br /> <br />The final plat must dedicate the standard drainage and utility easements around the <br />perimeter of all lots and wetlands. Topographic information, building pad locations, <br />resubdivision plan, and landscape plan have been requested of the Developer. <br /> <br /> <br />
