the wetlands be delineated and dedicated as drainage and utility easements. However, the <br />purpose of the delineation and dedication is to prevent filling of wetlands. It is doubtful <br />that fiiling'of wetlands will be necessary for one more home. In addition~ there are so <br />many wettand~ on the property that a delineation would be cost prohibitive to achieve one <br />more lot. Therefore, City Staff is recommending that a wetland delineation and dedication <br />be required upon further resubdivision of the property. Verbal comments from Mn/DOT <br />indicate that an additional 27 feet of fight-of-way is desired on both sides of the centerline <br />of T.H. #47. City Staff recommends that the transportation impact fee due on the plat be <br />waived in consideration of the additional right-of-way dedicated. <br /> <br />Kelsey Gustafson indicated that the family was not aware that Mn/DOT desired additional <br />fight-of-way on T.H. #47 and the family would need some time to consider their options. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Deemer to approve the <br />sketch plan for Wildtife Sanctuary and recommend that City Council grant final plat <br />approval to same with a variance to the lot width on Lot 2 and no wetland delineation. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, <br />LaDue, Terry and Thorud. Voting No: None. Absent: Commissioner Jensen. <br /> <br />Case #2: Request for Site Plan Approval Of An Office/Warehouse · .Facility; Case of Sharp And Associates <br /> <br />Zoning Administrator Frolik stated that Dennis Sharp has applied for site plan review for <br />the development of a i0,000 square foot office and warehouse facility on Lot 1, Block 1, <br />Ferrum Second Addition. The project will have access onto McKinley Street and Azurite <br />Street. The project meets all code requirements except that appr0ximately 6 feet of the <br />south wall of the building encroaches on the 40 foot setback from McKinley by about 5 <br />feet. Because the encroachment is so minor and because of the unique lot configuration, <br />Staff is recommending approval of the encroachment. Staff is also recommending approval <br />of the loading docks facing Azurite Street as there is not sufficient area to design the <br />building with the docks on the north wall. <br /> <br />Mr. Sharp stated that he is requesting an additional modification to the site plan to design <br />the Azurite access as a horseshoe type which will result in two entrances on the road. <br /> <br />The Planning Commission reviewed Mr. Sharp's modified site plan with tw6 accesses onto <br />Azurite. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner Deemer to recommend <br />that the City Council approve the site plan submittal from Dennis Sharp for the <br />development of Lot t, Block 1, Ferrum 2nd Addition with a variance for the southeast <br />corner of the structure to encroach on the front yard setback by 5 feet and dual' access onto <br />Azurite Street N.W. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, <br />LaDue, Terry and Thorud. Voting No: None.
