However, <br />at the time the property is resubdivided, the lots will have to convert their <br />access from T.H. g47 to an interior street. <br /> <br />The location of the proposed future street shown on the resubdivision plan <br />is directly across from 156th Avenue, which is consistent with the T.H. #47 <br />Corridor Study. <br /> <br />Mn/DOT is requesting that the final plat provide an additional 27 feet of <br />right-of-way on both sides of the centerline of T.H. #47. <br /> <br />Soils: Lot 2 must contain a minimum of 27,225 square feet of Class 1 <br />soils to be deemed suitable for on-site septic system. Nymore soils, which <br />are Class 1 soils, predominate ail three lots. <br /> <br />Wetlands: There are a substantial amount of wetlands on the property <br />and generally they are required to be delineated and encumbered on the f'mal <br />plat as drainage and utility easements. The purpose of this policy is to <br />prevent filling of wetlands. It is not likely that the filling of wetlands will <br />occur in this plat for the purpose of creating one more building pad. <br />Because there are so many wetlands on the property, the cost to delineate <br />these would be substantial and Staff feels that it is not necessary until such <br />time as the property is subdivided further. <br /> <br />Drainage and Utility Easements: The standard drainage and utility <br />easements around the per/meter of each of the lots is proposed. <br /> <br />Grading and Drainage: The amount of grading anticipated to <br />accommodate this plat should not significantly alter drainage patterns. Care <br />should be taken to protect wetland areas from sedimentation as a part of the <br />home construction. <br /> <br />Park Dedication: The plat was reviewed by the Park Commission at <br />their regular meeting on October 10. It was recommended that a cash <br />contribution satisfy park dedication requirements. <br /> <br />Transportation Impact Fee: Effective April 15, 1996, the City of <br />Ramsey implemented a Transportation Impact Fee. The current rate is <br />$500.00 for each new lot created, which amounts to a total of $500.00 in <br />the case of Wildlife Sanctuary Addition.
