Sheet A2 is site plan and landscape plan and Sheet A3 is <br />building elevations and floor plan. We are also in receipt of a one (1) sheet Grading Plan prepared <br />by Ronald Swenson, Swenson Land Surveying, dated October 2, 1996. We offer the following <br />comments: <br /> <br />General: The site plan proposes to construct a 10,000 square foot office/manufacturing/warehouse <br />facility on Lot t, Block 1, Ferrum Second Add/ton. <br /> <br />Zoning: The site is zoned Business Warehouse for which office/warehouse is a permitted use. <br /> <br />_Lot Coverage: The site is approximately 1 acres in size or 42,997 square feet. Lot coverage is <br />restricted to 35% or 15,049 square feet; the proposed size of the building is 10,000 square feet. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: The front yard setback in the Business Warehouse District is 40 feet. Staff recommends <br />that this setback be applied to the south wall or the McKinley Street side of the structure. Except <br />for the eastern 6 feet of the south wall, the structure maintans at least a 40 foot setback from the <br />south property line. Because of the unique lot configuration and because 92% of the south wall is <br />in compliance, Staff recommends that the site plan approve a 5 foot setback variance to the <br />southeast corner of the building. The 35 foot rear yard setback is met on the Azurite Street side of <br />the site plan and the structure location exceeds the 20 foot side yard setbacks. <br /> <br />Landscaping: City Code requires a 20 foot green space along all public streets. It also requires <br />that off-street parldng areas maintain a 20 foot setback from road right-of-way. The site plan <br />indicates that this requirement is met along McKinley Street and Azurite Street. The site plan <br />identifies the addition of 10 trees to the site and some shrubbery at the McKinley Street entrance <br />and at the front entry to the building. <br /> <br />We have found that for the most part, Black I4_.ills Spruce (Picea glauca 'densata" ) does not seem <br />to perform particularly well in the conditions found here in Ramsey.
