CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHARP AND ASSOCIATES <br /> <br />On October 22, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Sharp & <br />Associates, ("Permittee"), whose address is 12060 Mississippi Drive, Champlin, Minnesota 55316 <br />to construct a 10,000 square foot office and manufacturing facility ("Structure") on the property <br />wtzich is legally described as follows: <br /> <br /> Lot 1, Block 1, Ferrum Second Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as shown <br />on the Site Plan submitted by the Permittee, which Site Plan was prepared by Robert Baker <br />and dated October 4, 1996, revision date It is herein agreed <br />that the southeast comer of the structure shall be approved for a 5 fo~'t encroachment on the <br />40 foot front yard from McKinley Sn:eet and that dual access shall be allowed onto Azurite <br />Street N.W. <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan and Landscape Plan. The Required Improvements are as <br />follows: <br /> <br />a. Bituminous driveways, off-street parking and maneuvering areas; <br />b. Concrete curbing around the perimeter of all bituminous surfaces; <br />c. Site grading in accordance w/th the Grading Plan prepared by <br /> and dated <br /> Sod and seed <br /> Establishment of plantings in accordance with the Landscape Plan <br /> <br /> prepared by <br />Robert Baker, dated October 4, 1996, and recommendations contained in the City <br />Staff Review Letter dated October 9, 1996; <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer.
