The subject property is located at 153rd Avenue and Hwy. <br />N.W. and is a re~lat of the two lots in Ramsey Commercial Park. The purpose of the replat is to <br />achieve a smaller lot for the buyer of the existing sumcture on Lot 1, create two additional <br />commercial lots ~rom the remainder of Lot 1 and Lot 2, and create a new lot and block for the <br />remnant of prop}rty on the south side of 153rd resulting from the construction of 153rd through <br />the plat. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) E~isting plat layout <br />c) Proposed final plat <br />d) City Staff review letter dated December 5, 1996 <br />e) P~pposed resolution for final plat approval <br />f) P~posed development agreement <br /> <br /> tion: ~ <br /> <br />Notifica <br /> <br />Minor subdivisiogs are not required to be subjected to a public hearing. However, as a part of the <br />platting process, ~e vacation of pre-existing easements is necessary. State statute requires a public <br />hearing conducte4t~ by the City Council w/th notification to property owners within 350 of the <br />subject property. ~rl'he public hearing has been scheduled for the December 10 Council meeting and <br />properties within :350 feet of the subject property were notified of that hearing. <br /> <br />Observations: , <br /> <br />Lots 1 and 2 of Block 1 meet the area and dimensional requirements for B-1 Business property. <br />The plat proposes ~o utilize. 1 acre of City property located east of the subject plat to meet the 200 <br />foot road frontagelrequirement on Lot 3, Block 1. There is landlocked property northwest of the <br />subject plat that th[ developer is proposing to provide access to via Outlot A, which will be retained <br />by the City, for furore roads. In lieu of this provision, City Staff is recommending that the City <br />join in the plat and;facilitate Lot 3 meeting road frontage requirements. <br /> <br />The surveyor has l~en requested to locate the Ramsey 'entry' sign at the intersection of 153rd and <br />Hwy. #10. If it is located within the property lines of Lot 1, Block 2, it has been directed that the <br />area of the sign be ~)Iatted as an additional outlot. <br /> <br />The plat is being forwarded to the Park and Recreation Commission for a determination on park <br />dedication on December 12. <br /> <br />Recommendation: <br /> <br />The Planning Com~ssion reviewed the sketch plan on December 3 and recommended final plat <br />approval. <br /> <br /> <br />
