The final plat consists of one sheet prepared by Lot Surveys <br />Company, Inc. We offer the following comments: <br /> <br />General; The subject plat is a replat of Lots I and 2 of Ramsey Commercial Park. The <br />purpose of the replat is to create a smaller commercial lot for the buyer of the existing <br />structure on Lot 1, create two additional lots from the remainder of Lots 1 and 2, and create <br />a new lot and block for the remnant of property on the south side of 153rd resulting from <br />the construction of 153rd. <br /> <br />2. Zoning: The property is zoned B-1 Business. <br /> <br />PHONE (612) 427~1410 FAX (612) 427~5543 <br /> TDD (612) 427-8591 <br /> <br />7, <br /> <br />Lot Sizes and Dimensions: The m/nimum requirements for B-1 lots in the unsewered <br />area is 1 acre in area and 200 feet of frontage on a public road. Lots 1 and 2 of Block 1 and <br />Lot 1 of Block 2 meet these requirements. The plat proposes to utilize, t acre of City <br />property to meet the road frontage requirement on Lot 3, Block 1. The City is interested in <br />cooperating in this effort in exchange for road right-of-way to be provided for a future <br />public road to access landlocked property to the northwest. To that end and in accordance <br />with the approved sketch plan, Staff is recommending that the City join in the plat. <br /> <br />F~J~:l~r¢ R0ad~.: In accordance with Staff's request, the final plat proposes Outlot A to <br />provide property for future right-of-way across the northeast comer and along the north <br />property line of Lot 3, Block 1. The City will retain ownership of Outlot A and the <br />development agreement will specify that any portion of Outlot A determined not necessary <br />for road purposes may be deeded back to the adjacent property owner. <br /> <br />Remant Property: In accordance with Staffs recommendation, the small remnant of <br />City property remaining in the northeast comer of the plat was included in the plat as part of <br />Ouflot A. <br /> <br />Utilities: The property is not located in the Metropolitan Urban Service Area and all 4 <br />lots will be served by on-site septic and well. <br /> <br />Drainage: Drainage plans for individual lots will be reviewed at the time development <br />occurs.
