Board Member <br /> <br />introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #96-05- <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT # RELATING TO A <br />REQUEST FOR A VARIANCE FROM STREET FRONTA-'-~E OR LOT WIDTH <br /> REQUIREMENTS <br /> <br /> WHEREAS, Jacob Barthold, hereinafter referred to as "Applicant", has properly applied <br />for a Board of A~justment variance from the minimum lot width requirement established in Section <br />9.20.11 of the Ramsey City Code in order to conswuct a dWelling on the following legally <br />described property: <br /> <br />The Southwest Quarter of the Southeast Quarter of Section 14, Township 32, Range 25, <br />Anoka COunty, Minnesota. <br /> <br /> ("Subject Property") <br /> <br /> NOW THEREFORE, BE IT RESOLVED BY THE BOARD <br />ADJUSTMENT OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE <br />MINNESOTA¢ as follows: <br /> <br />OF <br />OF <br /> <br />That the Applicant appeared before the Board of Adjustment for a public hearing pursuant <br />to Section 9.03.05 of the Ramsey City Code on May 7, 1996 and that said public hearing <br />was properly advertised and that the minutes of said public hearing are hereby incorporated <br />as a part of these f'mdings by reference. <br /> <br />That the Subject Property is zoned R-1 Urban Residential and is approximately 40 acres in <br />size. <br /> <br />That the Subject Property is bounded on the north, south and west by property that is <br />zoned R-1 Rural Residential and the property to the east is zoned R-1 Urban Residential. <br /> <br />That the S. ubject Property is within the Metropolitan Urban Service Area but sanitary sewer <br />and muniCipal water are not available to the site. <br /> <br />That Section 9.11.01 of the Ramsey City Code states that no lot shall contain any building <br />used as a!dwelling unless it has the minimum lot width; Section 9.20.12 states that the <br />minimum~lot width for a lot without sanitary sewer in the Urban Residential District is 200 <br />feet. <br /> <br />That the Subject Property has approximately 66 feet of frontage on a public road, 157th <br />lane N.W.. <br /> <br />That thc City has previously granted similar variances. <br /> <br />That the variance requested is the minimum variance which would alleviate the hardship. <br /> <br />That the City Public Works Department has indicated that the terminus of 157th Lane N.W. <br />at the west boundary of the subject property is a substandard, temporary cul-de-sac in need <br />of improvements. <br /> <br />10. <br /> <br />That the special conditions, 66 feet of frontage on a public road, do not result from the <br />actions of/he Applicant. <br /> <br />11. <br /> <br />That the granting of the variance will/will not grant the Applicant any special privileges that <br />are deniediby this Chapter to other owners of land in the same district. <br /> <br /> <br />
