CASE <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br />NEARER THE FRONT PROPERTY LINE THAN THE PRINCIPAL <br /> STRUCTURE; CASE OF STEPHEN SCHMIDT <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: ~ <br /> <br />City Code stat°s that accessory structures shall not be constructed nearer the front property line <br />than the principal structure. Stephen Schmidt is requesting a variance to construct an accessory <br />garage nearer t~e front property line than the principal structure at 8360 176th Avenue N.W. The <br />parcel is approgimately 2.7 acres in size and the house is located approximately 120 feet from the <br />front property ~ne. They are proposing to construct a garage which will be approximately 85 feet <br />from the front pi~operty line. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) 3itc location map <br /> b) Sire plan <br /> c) l:~roposed f'mdings of fact <br /> d) Proposed variance <br /> <br />Notification: <br /> <br />In accordance with State statutes, properties within 350 feet of Mr. Schmidth's property were <br />notified of the public hearing. <br /> <br />Observations: <br /> <br />The staff inspection confirms that the side and rear yards of Mr. Schmidt's property consist of <br />mature tree growith, declining topography and wetlands. The wetlands were dedicated as drainage <br />easement on the plat. <br /> <br />Staff Recommendation: <br /> <br />City Staff recommends approval of the request for a variance. <br /> <br />Board Action: <br /> <br />Motion to: <br />Adopt Resolution g96-09__ adopting Findings of Fact # <br />request for a variance. <br /> <br />__ relating to Stephen Schmidt's <br /> <br />-and- <br /> <br />Motion to: <br />Approve/deny Stephen Schmidt's request for a variance to construct an accessory structure <br />nearer the' front property line than the principal structure on the property known as 8360 <br />176th Avenue N.W. and adopt Resolution ~96-09- declaring terms of variance. <br /> <br />B/A: 9/3/96 <br /> <br /> <br />
