CASE~ <br /> :~ REQUEST FOR PRELIMINARY PLAT A,P~ROVA-L O~~F <br /> BUSII~ESS PARK 95 2ND ADDITION; CASE OF 'CITY OF RAMSEY <br /> ~ By: Zoning Administr~ator Syl~vi'a Frolik <br /> <br />Background: <br /> <br />The City of Rgmsey is in the process of final platting the remainder of the original Business Park <br />95 Addition i~ addition to some recently acquired property to the east. The area to be platted is <br />approximatel~ 65.5 acres in size and is proposed to be subdivided into 6 industrial lots for <br />developrnent, f3 outlots for future development, I outlot (B) for drainage and utility, and 1 outlot <br />for possible fd~ture extension of McKinley Street to the City's eastern boundary. <br /> <br />The ~ollowingiterns are enclosed for your review: <br /> <br /> a) ~ Site location map <br /> b) i Proposed preliminary plat <br /> c) ! City Staffreview letter dated March 27, 1996 <br /> <br />ObservationS: <br /> <br />All of the lots ~neet the one acre minimum area requirement. Ail lots except Lot 2, Block 2, meet <br />the 200 foot o~ frontage on a public road requirement. Lot 2, Block 2, is currently occupied by <br />Bjorldund Re .~a~y Mix and under the subdivision proposed, would become landlocked The intent <br />severing the E0orklund parcel from direct access onto Uranium by the creation of Outlot B is to <br />ensure the prot~tion of a valuable grove of trees adjacent to Uranium Street. In exchange, the City <br />would grant Ge Bjorldund parcel a perpetual easement for access to Uranium Street purposes <br />across Lot 3 to!the south <br /> <br />All lots, excep~t Lot 2, Block 2, will receive public access from McKinley, Uranium, or Industry <br />Avenue. McKinley Street is being constructed by the City with tax increment financing revenues <br />to promote ecohomic development activities. <br /> [ <br />A grading andfdrainage plan will be required with site plan applications as each individual lot is <br />developed. <br /> <br />The plat will be reviewed by the Park Commission at their regular meeting' in April for park <br />dedication requirements. <br /> <br />Recommendation: <br /> <br />City Staff recommends preliminary plat approval. <br /> Commission Action: <br /> Motion io: <br /> Recorm~end that City Council grant preliminary plat approval to Business Park 95 2nd <br /> Additiofl. <br /> <br />Review CheckliSt: <br /> <br />PC: 4/2/96 <br /> <br />City Administrator <br />City Engineer <br />Economic Development Coordinator <br /> <br /> <br />
