The preliminary plat consists of one sheet dated <br />March 5, 1996. We offer the following comments: <br /> <br />General: The proposed plat is in the Industrial District and consists of <br />approximately 65.5 acres to be subdivided into 6 lots and 5 outlots. <br /> <br />Lot Sizes and Dimensions: With the construction of McKinley Street, alt of <br />the lots except Lot 2, Block 2, will have the minimum amount of frontage <br />on a public road. All of the lots meet the 1 acre minimum lot size <br />requirement. <br /> <br />o <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan has not <br />been developed, as all lots but LOt 4 of Block 2 and Lot 1 of Block 3 remain <br />speculative as to the type of development which will ultimately occupy <br />them. A general drainage plan for the area has been developed. This plan <br />provides for the general drainage toward the southeastern comer of the plat <br />where a regional drainage pond is going to be constructed on Outlot D as a <br />part of the construction of McKinley Street. Individual future development <br />will provide ponding and transmission piping in conformance with this <br />drainage scheme, however, the exact locations of the ponds and pipes <br />would be best determined in conjunction with the individual site plan <br />reviews. <br /> <br />Streets: The lots will receive public access from McKinley Street N.W., <br />Uranium Street N.W. or Industry Avenue. The McKinley Street extension <br />to the east is being constructed by the City with Tax Increment Financing <br />revenues to promote economic development in the area. <br /> <br />5.
