Ramsdy, Mn 55303 Re: Sketch Plan Review; Ferrum Addition Plann~g Commission Members: Hakan~on Anderson has been engaged by the City of Ramsey to prepare a plat for recenfl~ acquired property in the Industrial District for development purposes. The sketch ~plan consists of one sheet. We offer the following comments: 1. , General: The proposed plat is in the Industrial District and consists of !approximately 8.5 acres to be subdivided into 1 lots and 1 outlot. The lot ;will be developed with the new Listul facility and the outlot will be held by ~ the City for possible future development. 2. iLot Sizes and Dimensions: Lot 1 meets the one acre minimum lot size and ~200 foot road frontage requirements. 3. Drainage: Drainage from McKinley Street and the created lot wil/be drained 20 the triangular drainage and utility easement on the western side of Lot 1, :Block 1. A regional storm detention pond will be consumcted on this lot !which will discharge to the 42 inch storm sewer located along the western :side of Sunfish Lake Blvd. N.W. Streets: The lot will receive public access from McKinley Street N.W. ,which is being constructed by the City with Tax Increment Financing rrevenues to promote economic development in the area. The utlitmate right- iof-way width of McKinley Street will be 80 feet throughout its length, ;however, ~n order to accommodate the L~stul s~te plan, only 60 feet of nght- f-way is being platted for the eastern 355 feet. Twenty feet of additional ght-of-way will be required when the parcel to the north is developed. Park Dedication: It is anticipated that park dedication will consist of a cash i ayment. The plat will be reviewed by the Park Commission at their regular ~eetmg m April.
