Ramsey Planning Commission <br />15153~Nowthen Blvd. N.W. <br />Ramsdy, Mn 55303 <br /> <br />Re: Sketch Plan Review; Ferrum Addition <br /> <br />Plann~g Commission Members: <br /> <br /> Hakan~on Anderson has been engaged by the City of Ramsey to prepare a plat for <br /> recenfl~ acquired property in the Industrial District for development purposes. The <br /> sketch ~plan consists of one sheet. We offer the following comments: <br /> <br />1. , General: The proposed plat is in the Industrial District and consists of <br /> !approximately 8.5 acres to be subdivided into 1 lots and 1 outlot. The lot <br /> ;will be developed with the new Listul facility and the outlot will be held by <br /> ~ the City for possible future development. <br /> <br />2. iLot Sizes and Dimensions: Lot 1 meets the one acre minimum lot size and <br /> ~200 foot road frontage requirements. <br /> <br />3. Drainage: Drainage from McKinley Street and the created lot wil/be drained <br /> 20 the triangular drainage and utility easement on the western side of Lot 1, <br /> :Block 1. A regional storm detention pond will be consumcted on this lot <br /> !which will discharge to the 42 inch storm sewer located along the western <br /> :side of Sunfish Lake Blvd. N.W. <br /> <br />Streets: The lot will receive public access from McKinley Street N.W. <br />,which is being constructed by the City with Tax Increment Financing <br />rrevenues to promote economic development in the area. The utlitmate right- <br />iof-way width of McKinley Street will be 80 feet throughout its length, <br />;however, ~n order to accommodate the L~stul s~te plan, only 60 feet of nght- <br /> f-way is being platted for the eastern 355 feet. Twenty feet of additional <br /> ght-of-way will be required when the parcel to the north is developed. <br /> <br />Park Dedication: It is anticipated that park dedication will consist of a cash <br />i ayment. The plat will be reviewed by the Park Commission at their regular <br />~eetmg m April. <br /> <br /> <br />
