The property is located west of the Rum River Plaza Shopping Center on the <br />south side of 167th Avenue N.W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />· ire location map <br />~ketch plan <br />City Staff review letter dated March 29, 1996 <br /> <br />Observations,: <br /> <br />The sketch pla0 proposes to plat 4 lots: 3.09 acres, 3.02 acres, 5.26 acres and 26.40 acres. All of <br />the lots meet ~e 2.5 acre minimum lot size and the 200 feet of frontage on a public road <br />requirements. - <br /> <br />Except for one lot, all of the lots will have access to a cul-de-sac extending south off of 167th. The <br />fourth lot will lmve direct access to 167th. <br /> <br />The City is requiring the submittal of a grading and drainage plan and a resubdivision plan at the <br />time of preliminary plat approval to verify that the proposed development will not hinder future <br />resubdivision.
