Sketch Plan Review: <br />July 31, 1996 <br />Page 2 of 2 <br /> <br />Hunt minor subdivision <br /> <br />o <br /> <br />10. <br /> <br />Utilities: This plat is in the rural district and all lots will be served by on-site sewer and <br />water. <br /> <br />Park ~ In minor subdivisions, the City requires park dedication for each new <br />lot created and the existing homestead is exempted. The plat will be reviewed by the Park <br />Commission at their regular meeting on Thursday, August 8 at 6:00 p.m. at Solstice Park. <br />It is anticipated that park dedication in this case will consist of a cash payment for Lot 1 at <br />the rate in affect at the time the plat is recorded. The current rate is $625.00 per lot. <br /> <br />Transportation lm_~act Fee: The City has enacted a Transportation Impace Fee and the <br />rate established for residential plats is $500.00 per lot. Generally, the developer pays half <br />of that fee prior to the City releasing the plat for recording at the County and the remaining <br />$250.00 per lot is collected as a fee at the time the building permit is issued. In this case, <br />Lots 2 and 3 would be exempt from the transportation impact fee because they are pre- <br />existing homesteads. However, the transportation impact fee will be applicable to Lot #1. <br /> <br />The Ramsey Planning Commission will be meeting at 7:30 p.m. on Tuesday, August 6, 1996, to <br />consider your request for sketch plan approval of the minor subdivision. It is important that you, <br />or your representative, be present to answer any questions that may arise. You may also plan to <br />attend the Park Commission meeting referred to in Item iqt9 of this letter. Questions regarding the <br />meeting or park dedication may be directed to Parks and Utilities Supervisor Mark Boos. He can <br />be reached at 427-1410 or 427-8254.
