Park ~ In minor subdivisions, the City requires park dedication for each new lot created and the existing homestead is exempted. The plat will be reviewed by the Park Commission at their regular meeting on Thursday, August 8 at 6:00 p.m. at Solstice Park. It is anticipated that park dedication in this case will consist of a cash payment for Lot 1 at the rate in affect at the time the plat is recorded. The current rate is $625.00 per lot. Transportation lm_~act Fee: The City has enacted a Transportation Impace Fee and the rate established for residential plats is $500.00 per lot. Generally, the developer pays half of that fee prior to the City releasing the plat for recording at the County and the remaining $250.00 per lot is collected as a fee at the time the building permit is issued. In this case, Lots 2 and 3 would be exempt from the transportation impact fee because they are pre- existing homesteads. However, the transportation impact fee will be applicable to Lot #1. The Ramsey Planning Commission will be meeting at 7:30 p.m. on Tuesday, August 6, 1996, to consider your request for sketch plan approval of the minor subdivision. It is important that you, or your representative, be present to answer any questions that may arise. You may also plan to attend the Park Commission meeting referred to in Item iqt9 of this letter.
