The <br />property is }approximately 35 acres in size and is located at the southeast comer of the <br />intersection pf Hwy. #10 N.W. and Llama Street. The subdivision proposes to plat 11 <br />commercial ~lots and one out_lot. The following items are enclosed for your information: ' <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed sketch plan <br />City Staff review letter dated July 31, 1996 <br /> <br />Notification: <br /> <br />A public hearing will be conducted at the time of preliminary plat approval. <br /> <br />0 bservations: <br /> <br />All of the lots exceed the minimum area and dimension requirements for the B-3 Highway <br />Business District. <br /> <br />Development of the plat will require the construction of a westerly extension of Riverdale <br />Drive N.W. ~nd improvements to Llama Street N.W. south of Hwy. #10. The sketch plan <br />has been forvCarded to Mn/DOT for review and comment. <br /> <br />Drainage plans and street improvement plans wi/1 be required at the time of preliminary plat <br />approval. <br /> <br />The plat will be reviewed by the Park Commission at their regular meeting in August.
