We have received the sketch plan which consists of one sheet <br />prepared by Caine & Associates, dated July 16, 1996. We offer the following comments: <br /> <br />1. General: The plat consists of approximately 34.8 acres and is proposed to be <br />platted into 11 commercial lots and one outlot. <br /> <br />2. Zoning: The property is currently zoned B-3 Highway Business. <br /> <br />3. Lot Sizes and Dimensions: All of the lots exceed the 1/2 acre minimum lot size <br />for commercial tots in the B-3 Business District. They also exceed the minimum lot width <br />of 100 feet and lot depth of 150 feet. <br /> <br />4. Access to Lots: The construction of Llama Street N.W. and Riverdale Drive <br />N.W. will be required to provide public access to the lots. The applicant should contact <br />Mn/DOT to determine what would be required to improve the ex/sting access of Llama <br />Street onto Hwy. #10. If Llama S~'eet south of Riverdate is to be dedicated, it must be <br />constructed. If there are no intentions to construct Llama Street south of Riverdale, it may <br />be platted as a separate outlot or incorporated with OutIot A. <br /> <br />5. Drainage and Utility Easements: The standard 10 foot drainage and utility <br />easements (5 feet on common property lines) will have to be provided around the perimeter <br />of all platted lots except the out. lot A grading and drainage plan and a street inaprovement <br />plan will have to be provided at the rime of preliminary plat approval. <br /> <br />6. Park Dedication: The plat will be reviewed by the Park Commission for park <br />dedication requirements at their regular meeting on August 8. That meeting will take place <br />at 6:00 p.m. at Solstice Pmk. It is anticipated that park dedication will consist of a cash <br />payment. <br /> <br />7. Transportation Impact Fee: The City Council has enacted a transportation <br />impact fee and the rate established for commercial development is $I.50 per square foot of <br />commercial space. This fee will be collected on the building permits issued for the lots in <br />the plat. <br /> <br /> <br />
