The sketch plan consists of one sheet prepared by Lot <br />Surveys Company, Inc. We offer the following comments: <br /> <br />General: The subject plat is a replat of Lots 1 and 2 of Ramsey Commercial Park. The <br />purpose of the replat is to create a smaller commercial lot for the buyer of the existing <br />structure on Lot 1, create two additional lots from the remainder of Lots t and 2, and create <br />a new lot and block for the remnant of property on the south side of 153rd resulting from <br />the construction of 153rd. <br /> <br />2. '.Zoning; The property is zoned B-1 Business. <br /> <br />Lot Sizes .and Dimensions: The minimum requirements for B-1 lots in the unsewered <br />area is I acre in area and 200 feet of frontage on a public road. Lots 1 and 2 of Block 1 and <br />Lot 1 of Block 2 meet these requirements.' The plat proposes to utilize .1 acre of City <br />property to meet the road frontage requirement on Lot 3, Block 1. The City is interested in <br />cooperating in this effort in exchange for road 'right-of-way to be provided for a future <br />public road to access landlocked property to the northwest. To that end, Staff is <br />recommending that the City join in the plat. · <br /> <br />F.uture R0ads: City Staff has identified a need to provide public access to landlocked <br />property northwest of the subject plat. In accordance with Staff's request, the sketch plan <br />proposes to provide property for future fight-of-way across the northeast corner and along <br />the north property line of Lot 3, Block i. Staff is recommending that this right-of-way be <br />identified as two outlots rather than 'Outlot A' and 'Street Easement'. The City will retain <br />ownership of these' two outlots hnd development agreement will state that if at some future <br />date it is determined that one or both of these outlots are not necessary for road purposes, <br />they may be deeded back' to the adjacent property owner. <br /> <br />Remant Property; There is a small remnant of City property not necessary to the plat <br />that is located east and north of Outlots A and B respectively on the sketch plan. Since the <br />City is considering joining in the plat for the purposes of meeting road frontage <br />requirements and providing future road right-of-way, Staff is recommending that this <br />remnant of City property be included in the plat as an outlot, also to be retained by the City. <br /> <br />Structure Setbacks: The sketch plan indicates that the existing structure on Lot 1 is in <br />conformance with required setbacks in the B-I Business District. <br /> <br /> <br />
