The existing <br />topography falls[several feet from the dirt roadway toward the east. Aside from the small knoll <br />along the roadway in front of the building, the remaining property is generally flat. Storm runoff <br />generated by thelpaved access will need to be handled on site with detention ponds. The drainage <br />plan calls for dr~ining roughly the northern 150 feet of the site northward to a shallow detention <br />pond to be locatbd in the northeastern corner of the property. This pond was to be constructed <br />with the expansion in 1993, but was not. A second pond is proposed to be constructed in the <br />southeastern co, er of the property to handle storm runoff from the remainder of the site. It is <br />recommended tlgtt the north and south detention ponds be constructed to hold volumes of 4,900 <br />cubic feet and 7~ .600 cubic feet respectively. This would provide sufficient holding capacity to <br />drain a two inch storm. Sufficient sized areas are available to accommodate three feet deep basins <br />with these capac~,ties.. Spoil from .the ponding areas could be utilized to create landscaping berm <br />areas around theipenmeter of the sate or raise the proposed building pads as additional protection <br />against flooding, i <br /> <br />Waste Storaee: !City Code requires all waste storage areas to be 100% screened. The site plan <br />identifies an had ~r~or waste storage area which is in compliance with City Code. <br /> <br />The Planning C~mmission will be meeting at 7:30 p.m. on Tuesday, January 2, 1996, at the <br />Ramsey Municiflal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy <br />of the case cove~ sheet is enclosed.
