CASE # q <br /> <br />REQIaJEST FOR SITE PLAN REVIEW FOR AN EXPANSION TO <br />VANCE BROS., INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: . <br /> <br />Vance Bros., Inq., formerly Ammo, has applied for site plan approval to construct an expansion to <br />their facility at114021 Azuritc Street N.W. The facility manufactures and applies surface <br />preparation mate~4~ 'als for outdoor athletic courts. <br /> <br />The following i~ms are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />S$te location map <br />S~te plan and building elevations <br />City Staff review letter dated December 28, 1995 <br /> <br />Notification: , <br /> <br />Site plans are no~t required to be subjected to a public heating. Neighboring property owners were <br />not apprised of l~ae application because the facility is in a heavy industrial area and no significant <br />impacts to surroS~ nding properties is anticipated as a result of the proposed expansion. <br /> <br />Observations: <br /> <br />The cxpansionplans include the addition of 4,800 square feet to the existing building and <br />construction of 45,000 square foot cold storage warehouse. The cold storage warehouse exceeds <br />the 30% of prindi,'pal building restriction on accessory buildings. Staff supports waiving the 30% <br />restriction in order'to keep all operations indoors. <br /> <br />The proposed e <br />landscaping, nun <br /> <br />City Code requi <br />proposes to insta <br /> <br />~pansion meets City Code requirements for lot coverage, setbacks, lighting, <br />~ber of off-street parking areas, and waste storage. <br /> <br />res that all travelled portions of the site be paved and curbed. It is not unusual for the City to waive curbing behind the <br />buildings in the l}eavy industrial district, however, a modified site plan would have to be submitted <br />identifying exac~y those areas to be curbed. <br /> <br />City Code also ~luires at least 50% of the exterior facing finish on buildings to be other than <br />metal. The existing building consists of ribbed metal panels and the applicant is proposing the <br />same finish on ~ expansion area and the cold storage warehouse.
