Sunfish Square is located at the northeast <br />comer of th~ intersection of County Roads #116 and #56. <br /> <br />The followi~ig items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Site plan <br />Landscape plan <br />Utilities Plan <br />Floor Plan <br />City Staff Review Letter dated February 21, 1996 <br /> <br />Notification: <br /> <br />Although a I~ublic heating is not required, City Staff attempted to notify residents of Sunfish <br />Square 1st ~lnd 2nd Additions and Hunter's Hill of the proposal for Outlot B in Sunfish <br />Square. <br /> <br />Observation~s: <br /> <br />A minor sUbdivision will be required to remove the outlot designation and render the <br />property bu~dable. The property consists of 8.7 acres and under Multiple Residential zoning <br />(15 units pe~ acre), the property is eligible for 130 units; the developer is proposing 64 units. <br /> <br />The proposal; is for 29 2-bedroom units and 35 3-bedroom units, 3 of which will be handicap <br />approved, h~'he units exceed minimum floor areas established by City Code and meet <br />required setb6.cks. The exterior finish on the units will be maintenance free aluminum siding <br />and asphalt ghingle roofs. <br /> <br />A private rogd extension from 141st Lane on the east and 142nd Lane on the north is <br />proposed to i~rovide access to the development. City Staff supports the private road concept <br />as it provideg the opportunity for narrower streets, thereby increasing green space and snow <br />storage area. <br /> <br />At the time Sunfish Square was platted, it was determined that the northeast comer of the <br />Multiple Resldential parcel would be reserved for a drainage pond. It was also determined <br />that this area;should be landscaped to create a natural buffer from some of the adjacent single <br />family home~. <br /> <br />No screening of the townhomes from adjacent single family residences is required by City <br />Code. Howe%r, all units do maintain a minimum setback of 35 feet from property lines; the <br />adjacent singl~ family homes are also subject to a 35 foot setback from the property line of <br />Outlot B; the [combination of setbacks results in a 70 foot buffer area between the townhouses <br />and the singki family homes. <br /> <br /> <br />
