Since the commercial lot has access to <br />14~th Ave NW, no accesses onto CR 56 or CSAH 116 will be permitted for this lot. <br />Ri~at-of-access along CR 56 and CSAH 116 (with exceptions at 147th Ave NW, <br />Lii~onite St NW andHematite St NW) should be dedicated to Anoka County. Any <br />tre4s within the right-of-way corridor and the boundaries of this plat are to be <br />removed as a part of this development. <br /> <br />Preliminary grading plans for this development have been reviewed. Calculations <br />mu~t still be submitted along with a grading and erosion control plan that <br />del~eates the drainage areas for this development. Thepost-developed <br />rat~/volume of runoff must not exceed t.h,e pre-devel~,pedrate/volume of runoff for <br />the O0-year, 24-hour storm, utilizing the SCS Method with a curve number <br />det4rmined using Group C soils as a minimum. Catch basins and culverts will be <br />required at all county road/city street intersections to prevent washouts. <br /> <br />A p~rmit for work within the county right-of-way is required and must be obtained <br />pn6~ to the commencement of any construction. Contact Roger Butler, Traffic <br />Engineering Coordinator for this department, for further information regarding the <br />permi~ 't process. <br /> <br />It sk~ould be noted that residential land use adjacent to highways will usually result <br />in c(~mplaints regarding traffic noise. Traffic noise at this location could exceed <br />NoiSe Standards established by the US Department of Housing and Urban <br />Development and the Minnesota Pollution Contr..ol Agency..amok-a COunty policy <br />reg~ding new developments adjacent to existing county highways prohibits the <br />exp6nditure of highway funds for noise mitigation measures. The City and/or the <br />Dev;e. lo. pe.r shouldassess the noise situation and take any action deemed necessary <br />to numm~e associated impacts at this site from any traffic noise. <br /> <br /> <br />
