CASE #: ~ <br /> <br /> REQUEST FOR PRELIMINARY PLAT APPROVAL OF SUNFISH ESTATES; <br /> CASE OF GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br />BackgrountI: <br /> <br />John Petersor/of Good Value Homes is requesting preliminary plat approval of Sunfish Estates. <br />The property i~ located on the east side of Sunfish Lake. <br /> <br />The plat conSAsts of about 12 acres proposed to be subdivided into 25 single family urban <br />residential lot.s/. The following items are enclosed for your information: <br /> <br /> a) ~ Site location map <br /> b) ! Proposed preliminary plat, utility plan, grading plan <br /> c) ~ City Staff review letter dated February 16, 1996 <br /> <br />Notification~ <br /> <br />In accordance' with State Statute, property owners within 350 feet of the subject property were <br />notified of the public hearing. <br /> <br />ObservationS: <br /> <br />The subject property is zoned R-1 Urban Residential for which single family urban lots is a <br />permitted use. i <br /> <br />The plat is in We overlay district for Wetland #2-113, and as such, riparian (waterfront) lots are <br />required to be !20,000 square feet in area and all non-riparian lots are to supposed to be 15,000 <br />square feet. Ai~ riparian lots in the plat are at least 20,000 square feet in area above ordinary high <br />water. Good V~alue Homes has applied for a variance to the minimum lot size requirement for non- <br />riparian lots no~ meeting the 15,000 square foot requirement. <br /> <br />A Grading PI~ has been submitted and is generally acceptable. Suggestions for revising the <br />location of the ~edimentation pond will be discussed with the Developer. <br /> <br />Park dedicatior! will consist of a cash payment with a credit for path construction along the rear of <br />Lots 14, 15 and 16. <br /> <br />The Develope~ will also be required to construct a transportation trail along Sunwood Drive, <br />adjacent to the plat. <br /> <br />Recommendaition: <br /> <br />City Staff recommends preliminary plat approval contingent upOn obtaining a variance to the <br />minimum lot site on non-riparian lots and submittal of a Tree Preservation and Planting Plan. <br /> Commtssion Action: <br /> <br /> Motion m: <br /> Recomrgend that City Councill grant preliminary plat approval to Sunfish Estates <br /> conting~,nt upon compliance with City Staff Review Letter dated February I6, I996 and <br /> obtaining a variance to minimum lot sizes. <br /> <br />Review Checklist: City Engineer <br /> Parks & Utilities Supervisor <br />PC: 3/4/96 <br /> <br /> <br />
