Review Lette~- Copper Sales Site Plan <br />March 29, 19[16 <br />Page 2 of 3 <br /> <br />City Code ~ requires the storage yard to be surfaced to control dust and it has been the policy of <br />the City to re/iluire bituminous or concrete. In addition, all paved areas are required to be finished <br />with concretelcurbing. The site plan does not clearly identify that the storage yard wilt be paved <br />and should ~ modified accordingly. <br /> <br />~i~ks~tPJllgll In accordance with City Code, the Landscape Plan provides for a minimum 20 foot <br />wide landscal~e area along McKinley Street. The Covenants requires that at least 10% of the lot <br />(21,700 squ~e feet) be landscaped with lawn and plantings. The Landscape Plan proposed that <br />50% of the lot will be landscaped. Ins .mllation of an irrigation system will protect the investment in <br />landscaping ahd is required by the Covenants. <br /> <br />Architectural, itandards: The building does not exceed the 35 foot height limit. The exterior finish <br />of the structur ~, is proposed to be painted concrete block with a pre-finished metal panel application <br />to the top 1/3 of the building, which is in accordance with City Code. The Covenants requires <br />mechanical ex uipment to be screened from the street and painted or aesthetically incorporated into <br />the design of .he building. <br /> <br />~: In accordance with City Code and the Covenants, all waste stroage must be <br />indoors or in ~ completely screened enclosure on the site. The site plan needs to be modified to <br />identify the pl}ms for waste storage. <br /> <br />Off Street Pa~king and Driveways - Desi~: The Site Plan identifies driveways and off-street <br />parking areas }md although it is not assumed, it does not clearly indicate that they will be finished <br />with bituminofis and B-612 concrete curbing. This modification should incorporated into the plan. <br /> <br />Off Street Par,king - Spaces Required: City Code requires 1 parking space for each employee on <br />the maximum Working shift. The number of employees proposed at the facility is not identified and <br />Staff cannot d{~termine that this requirement is met. <br /> <br />Access: The site is proposed to have one access from McKinley Street. <br /> <br />Drainage and Grading: A regional detention pond will be constructed as a part of the McKinley <br />Street improvements, as well as a storm sewer which will be placed in MqKinley Street. The <br />McKinley Str~-et storm sewer will allow capacity for a limited amount of storm water discharge <br />from adjacent properties. This site plan proposes direct discharge of only the loading dock area to <br />the storm sewer utilizing one eight inch pipe. The remainder of the property will drain overland, <br />primarily to th~ south to a drainage swale running along the railroad tracks which will discharge <br />into the regional drainage pond. It is unclear as to where the roof drains will discharge. If a <br />substantial arr~unt of the roof area is to discharge to the north side of the building, there is a <br />depression noith of the property line where ponding following a precipitation event may be <br />expected without additional grading. <br /> <br /> <br />
