The property is located west of the Rum River Plaza Shopping Center on the <br />south side of ~67th Avenue N.W. <br /> <br />The following!items are enclosed for your information: <br /> <br /> a) I Site location map <br /> b) i Sketch plan <br /> c) ~ City Staff review letter dated March 29, 1996 <br /> <br />ObservationS: <br /> i <br />The sketch pla~ proposes to plat 4 lots: 3.09 acres, 3.02 acres, 5.26 acres and 26.40 acres. All of <br />the lots meet ~the 2.5 acre minimum lot size and the 200 feet of frontage on a public road <br />requirements. ~, <br /> [ <br />Except for oneilot, ail of the lots will have access to a cul-de-sac extending south off of I67th. The <br />fourth lot will ~ave direct access to 167th. <br /> <br />The City is requiring the submittal of a grading and drainage plan and a resubdivision plan at the <br />time of prelim!nary plat approval to verify that the proposed development will not hinder furore <br />resubdivision. !Wetlands must be delineated as drainage and utility easements. <br /> <br />The plat will b~ reviewed for park dedication requirements by the Park Commission in April. <br /> <br />Recommendation: <br /> [ <br /> <br />City Staff recommends approval of the sketch plan. <br /> Comm!ss~on Action: <br /> <br />Motion <br />Accep~eny the sketch plan for Rabbit Run contingent upon compliance with City Staff <br />Review!Letter dated March 28, 1996. <br /> <br />Review Checkl!~st: City Engineer <br /> <br />PC: ~ 4/2/96 <br /> <br /> <br />
