The <br /> sketch ~lan consists of one sheet. We offer the following comments: <br /> <br />1. General: The proposed plat is in the Industrial District and consists of <br /> ~tpproximately 8.5 acres to be subdivided into 1 lots and 1 outlot. The lot <br /> Gill be developed with the new Listul facility and the outlot w/il be held by <br /> ~he City for possible future development. <br /> <br />2. Lot Sizes and Dimensions: Lot 1 meets the one acre minimum lot size and <br /> ~00 foot mad frontage requirements. <br /> <br />3. Drainage: Drainage from McKinley Street and the created lot will be drained <br /> othe triangular drainage and utility easement on the western side of Lot 1, <br /> lock 1. A regional storm detention pond will be constructed on this lot <br /> Which will discharge to the 42 inch storm sewer located along the western <br /> ~ide of Sunfish Lake Blvd. N.W. <br /> <br />4. Streets: The lot will receive public access from McKinley Street N.W. <br /> Which is being constructed by the City with Tax Increment Financing <br /> r~evenues to promote economic development in the area. The utlitmate right- <br /> 9f-way width of McKinley Street will be 80 feet throughout its length, <br /> however, in order to accommodate the Listul site plan, only 60 feet of right- <br /> Of-way is being platted for the eastern 355 feet. Twenty feet of additional <br /> fight-of-way will be required when the parcel to the north is developed. <br /> <br />5. Park Dedication: It is anticipated that park dedication will consist of a cash <br /> ~ayment. The plat will be reviewed by the Park Commission at their regular <br /> f~eeting in April. <br /> <br /> <br />
