Ramse3, Mn 55303 Re: Sk&tch Plan Review; Ferrum Addition Planning Commission Members: Hakanspn Anderson has been engaged by the City of Ramsey to prepare a plat for recentlyr acquired property in the Industrial District for development purposes. The sketch ~lan consists of one sheet. We offer the following comments: 1. General: The proposed plat is in the Industrial District and consists of ~tpproximately 8.5 acres to be subdivided into 1 lots and 1 outlot. The lot Gill be developed with the new Listul facility and the outlot w/il be held by ~he City for possible future development. 2. Lot Sizes and Dimensions: Lot 1 meets the one acre minimum lot size and ~00 foot mad frontage requirements. 3. Drainage: Drainage from McKinley Street and the created lot will be drained othe triangular drainage and utility easement on the western side of Lot 1, lock 1. A regional storm detention pond will be constructed on this lot Which will discharge to the 42 inch storm sewer located along the western ~ide of Sunfish Lake Blvd. N.W. 4. Streets: The lot will receive public access from McKinley Street N.W. Which is being constructed by the City with Tax Increment Financing r~evenues to promote economic development in the area. The utlitmate right- 9f-way width of McKinley Street will be 80 feet throughout its length, however, in order to accommodate the Listul site plan, only 60 feet of right- Of-way is being platted for the eastern 355 feet. Twenty feet of additional fight-of-way will be required when the parcel to the north is developed. 5. Park Dedication: It is anticipated that park dedication will consist of a cash ~ayment. The plat will be reviewed by the Park Commission at their regular f~eeting in April.
