(5) G~rages and Accessory Structures. <br /> <br /> (ai) Single family dwelling garages shall contain not <br /> less than four hundred (400) square feet. Two family <br /> dwelling garages shall contain not less than three hundred <br /> (300) ~quare feet per dwelling unit. No garage shall contain <br /> more than 768 square feet or 75 percent of the floor area of <br /> the dwelling unit to which the garage is an accessory use, <br /> whichever is the larger. A garage shall not exceed 1,200 <br /> square feet in area. The architectural style, color, and <br /> facing material of a garage shall be compatible with the <br /> dwelling unit. A garage must have a minimum width of <br /> fourteen (14) feet and a minimum depth of eighteen (18) feet. <br /> (bi An accessory structure shall not be constructed on <br /> any lo4 prior to the time of construction of the. principal <br /> building. <br /> (c) An accessory building shall be attached to and made <br /> structurally part of the principal building if it is within <br /> five (~)' feet of the principal building. <br /> <br /> (6) ~andscapinq. The following minimum landscaping shall <br />be provide~: <br /> <br /> (a) The front yard setback of all single-family lots <br /> shall ~ontain sod or alternate landscaping. <br /> (by The entire yard of all two-family lots shall contain <br /> sod or'alternate landscaping except that any undisturbed area <br /> beyondithe first 135 feet of lot depth may be left in its <br /> natura~ vegetative state. <br /> (c)i The boulevard area abutting each lot shall be sodded <br /> and shall contain at least one (1) tree with a minimum <br /> calipe~ of two (2) inches per unit on each street frontage. <br /> <br />(7) ~ot Area. <br /> <br /> (a)! The minimum lot area for a single-family home shall <br />be 10,~00 square feet, except that a corner lot shall contain <br />a minimum of 12,150 square feet. <br /> (b)l The minimum lot area for a two-family dwelling shall <br />be 14,8i50 square feet, except that a corner lot shall contain <br />a minimum of 16,200 square feet. <br /> <br /> (c)! For zero lot line two-family dwellings, the minimum <br />lot are~ for each unit shall, be 7,425 square feet. <br /> (d)i The area of a lot abutting a railroad or arterial <br />street right-of-way shall be increased by the area of the <br />buffer ~trip. required by Section 11-705(9)(b). <br /> <br /> (8) Lpt Coverage.
