The old school house/town hall remains on the property and site plan <br />approval has been granted for the development of a bank where the public works <br />facility used to be located. The purpose of the plat is to separate the old school <br />house site from the bank site. A one sheet plat has been received from Hakanson <br />Anderson and we offer the following comments: <br /> <br />General; The plat consists of approximately 2 acres and is proposed to be <br />platted into 2 lots. <br /> <br />2. Zoning: The property is zoned B-1 Business. <br /> <br />o <br /> <br />Lot Siz¢~ i~nd Dimensions: The minimum lot size in the B-1 Districts is 1/2 <br />acre; Lot 1 is proposed at .8 acre and Lot 2 is proposed at .5 acre. The <br />minimum lot width and depth requirements are 100 feet and 150 feet <br />respectively. Lot t has approximatelly 160 feet of frontage on 142nd and <br />178 feet of frontage on T.H. g47 and the 150 foot depth requirement can be <br />met in a north/south or east/west direction. Lot 2 has 129 feet of frontage <br />on T.H. g47, although access to the parcel will be from a private drive <br />extending off of 142nd Avenue N.W. The 150 foot depth requirement is <br />met in an east/west direction. <br /> <br />Access to Lots: The subject property fronts on T.H. g47 but access to the <br />lots will be via a private drive extension off of 142nd Avenue N.W., which <br />will eventually extend south to link up with the private drive extending north <br />off of C.S.A.H. #116 that serves the Superamerica site. <br /> <br />Streets: Although this plat has not been forwarded to Mn/DOT for review, <br />that agency did review the site plan for the bank to be developed on Lot 1. <br />Mn/DOT's review of the site plan stated the need for a total of 45 feet of <br />righbof-way on the west side of the T.H. g47 centerline. Accordingly, this <br />plat proposes to dedicate an additional 12 feet of right-of-way along T.H. <br />g,47 to meet this requirement. The site plan review for the bank on Lot 1 <br />also revealed that a portion of 142nd Avenue crossed the northwest comer <br />of the parcel and was not officially platted and dedicated as a public street. <br />This plat will also correct that situation. <br /> <br /> <br />
