CASE #.~ <br /> <br />REQUEST FOR SITE PLAN REVIEW OF AMPRIDE; <br />CASE OF HENNEPIN CO-OP SEED EXCHANGE <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Hennepin Co-op Seed Exchange is seeking si~e plan review to develop a 4,937 square foot <br />convenience store with gas sales and car wash in the southeast quadrant of the intersection <br />of Sunfish Lake Blvd. and T.H. gl0. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Conceptual Site plan <br />City Staff review letter dated June 27, 1996 <br /> <br />Notification: <br /> <br />Because site plans are not required to be subjected to a public hearing and because the site <br />is surrounded by commercial properties, no notification of the pending development was <br />forwarded to .area property owners. <br /> <br />Observations: <br /> <br />the site plan proposes one access from T.H. #10 and two from Sunfish Lake Blvcl Staff is <br />recommending denial of the access from T.H. #10 becuase of its proximity to the <br />intersection of T.h. #10 and Sunfish Lake Blvd. Because of the high activity level at this <br />intersection, Staff is also recommending one access onto Sunfish Lake Blvd. that would <br />also be shared with the parcel to the south of this site and would align with the access to the <br />retail center on the west side of Sunfish Lake Blvd. The final site plan will be forwarded to <br />Mn/DOT for review and comment. <br /> <br />The site plan submitted complies with City Code requirements for architectural standards, <br />trash enclosure, lot coverage, and number of off-street parking spaces. <br /> <br />The site plan does not provide verification of paved and curbed off-street parking and drive <br />areas. The site plan is also deficient of structure setback measurements, a landscape plan <br />and a grading and drainage plan. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />review letter dated June 27, 1996. <br /> <br /> <br />
