Review Letter: Ampride Site Plan June 27, 1996 Page 3 of 3 Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored within a completely screened structure or container. The site plan indicates that the wash enclosure will be stored on the south side of the swacture. Two structure wa/Is in combination with cedar gates will screen the trash from public view. Pedestrian Traffic: City Staff is recommending that an 8 foot wide pedestrian path be constructed parallel to Sunfish Lake Blvd. N.W. from the crosswalk at Hwy. #10 to Riverdale Drive with curb cuts as necessary. Transportation Impact Fee: In April of 1996, the City Council enacted a Transportation Impact Fee on new development. The rate established for commercialfmdustfial development is $1.50 per square foot of building space. It is anticipated that transportation impact fees will be utilized to upgrade the intersection of Sunfish Lake Blvd. and T.H. #10. Sign: City Code a/lows for one pylon or free standing sign per parcel at a size not to exceed 100 square feet. A sign permit from the City is required prior to installation of the sign. A concept plan for a sign has been provided that indicates a total sign message space of 147 square feet, which is not in compliance with City Code. Staff is more than willing to meet with the applicants or sign contractors to review Ramsey's sign ordinance as it pertains to tiffs site. Lighting: All lighting must be arranged so as to deflect away from public streets. The Planning Commission will be meeting at 7:30 p.m. on Tuesday, July 2, 1996, to consider your request for Site plan approval. I strongly suggest that you, or your representative, be present at the meeting to answer any questions that may arise. For your information, I have enclosed a copy of the case cover sheet.
