CASE # I]~ <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF T. & G. LAND, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Tom Sauter of T & G Land, Inc. is requesting site plan review and approval to construct a <br />20,160 square foot office/warehouse facility on the north side of the Burlington Northern <br />railroad tracks, south of Gateway North Industrial Park 2. <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staffreview letter dated August 1 1996 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hear/ngs. In addition, the surrounding <br />parcels <br />are zoned Industrial and this development would have no peculiar impact on any adjacent <br />industrial <br />property. Therefore, no notice of the pending development to adjacent parcels was deemed <br />necessary. <br /> <br />Observations: <br /> <br />Access to the site will be provided by the westerly extension of McKinley Street. The <br />facility will be served by City sewer and water. <br /> <br />The subject property currently consists of 10 acres and Mr. Sauter's future plans are to <br />subdivide th, property into one commercial lot for his building and 3 ouflots for future <br />development. The parcel on which his office/warehouse will be located is anticipated to be <br />approximately 3 acres in size. Based on that, the proposed structure will be in <br />conformance with the 35% lot coverage restriction established in City Code. <br /> <br />The proposed project also meets City Code requirements for setbacks, architectural <br />standards, landscaping, design and number of off-street parking spaces and driveway, <br />lighting, and waste storage. The City Code requires loading docks to be located on the rear <br />wall of the building. Mr. Sauter's building does have two overhead doors proposed to be <br />located on the front wall of the building. These overhead doors Will not function as loading <br />docks but will be used for truck access into the building, which Mr. Sauter indicates is <br />crucial to his operation. The site plan proposes that these overhead doors will be color <br />matched to the building wails and the office portion of the structure, which will be faced <br />with exposed .aggregate, will protrude from the front wall to draw attention away from the <br />overhead doors. <br /> <br />City Code requires all off-street parking areas to be surfaced with concrete or bituminous. <br />There is an off-street parking area for trucks and equipment that will be developed behind <br />the building that is proposed to be surfaced with Class 5 and finished with B-612 concrete <br />curbing. The. Council has previously waived the requirement for hardsurfacing in areas <br />that will be exposed to the traffic of heavy equipment. <br /> <br /> <br />
