CASE <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT FOR AN OVERSIZED <br />METAL ACCESSORY BUILDING ON LESS THAN 2.5 ACRES; <br /> CASE OF BRIAN WETTERLIND <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On July 15, 1996, the City received an application from Brian Wetterlind for a conditional <br />use permit, to construct an oversized metal accessory building on less than 2.5 acres on his <br />property at 16171 Llama Street N.W. The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />Letters of support <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />Conditional Use Permits are required to be subjected to public hearings and in accordance <br />with State statutes, all properties within 350 feet of the subject property were notified. <br /> <br />Observations: <br /> <br />City Code establishes a threshold of 2.5 acres in order for residential property owners to <br />have the metal pole barn type accessory structure. Parcels less than 2.5 acres in size are <br />restricted to a total of 1,664 square feet of garage and accessory building space. Mr. <br />Wetterlind's property is 2.4 acres in size and he is requesting permission to construct a <br />1,350 square foot metal accessory building on the site that will bring his total garage and <br />accessory building space to 2,098 square feet. <br /> <br />The parcels adjacent to Mr. Wetterlind to the west, north and east are at least 2.5 acres in <br />size. They qualify for metal accessory buildings and their garage and accessory building <br />space allotments range from 2,664 square feet to 5,664 square feet. <br /> <br />Mr. Wetterlind's site is located in a heavily forested area and the proposed location of the <br />structure would be well screened from neighboring properties and the road. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request based on the natural screening in the area <br />and the similar entitlements held by a majority of Mr. Wetterlind's neighbors. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council adopt Findings of Fact relating to Brian Wetterlind's <br />request for a conditional use permit. <br /> <br />-and- <br /> <br />Motion to: <br />Recommend that City Council approve/deny Brian Wetterlind's request for a <br />conditional use permit for an oversized metal accessory building on less than 2.5 <br />acres. <br /> <br />PC: <br /> <br />8/6/96 <br /> <br />/3 <br /> <br /> <br />
