Rud & Sons, Inc. dated July 12, 1996. We offer the following comments: <br /> <br />General: The proposed plat is a minor subdivision that proposes to subdivide a 40 acre <br />parcel into 3 lots. The minor plat will separate the two existing homesteads onto their own <br />lots of record and it is assumed that the third lot will be retained in the family for <br />agricultural purposes. The fight-of-way for both County Road #63 and County Road #5 <br />should be dedicated to the County on the final plat document. <br /> <br />.Zoning: The property is zoned R~I Rural Residential and is located in the Rural Service <br />Area. A minor plat of 3 lots in 40 acres is in compliance with the 4 in 40 density <br />restriction. Subdivisions in the Rural Service Area are not required to submit a <br />resubdivision plan to reflect ultimate resubdivision plans when sewer and water are <br />available. <br /> <br />Lot Si zest The Lot 1 (29 acres) is in compliance with the 10 acre minimum lot size in the <br />Rural Service Area. Lot 2 (8 acres) and Lot 3 (3 acres) do not comply with the m/nimum <br />lot size requirement. <br /> <br />4. LOt Dim#n.~ion,s; All 3 of the lots have at least 200 feet of frontage on a public road. <br /> <br />.Wetlands: Any wedands on the property should be identified and designated as drainage <br />and utility easements. <br /> <br />Drainage: The standard drainage and utility easements have been provided around the <br />perimeter of each of the lots. County Ditch No. 27 is also proposed to be dedicated as <br />drainage easement on the plat. Development of an additional single family residence on <br />proposed Lot 3 would not significantly alter drainage in the area. If this lot is developed in <br />the future, a culvert should be placed beneath any driveway proposed to service the new <br />residence. <br /> <br />Access t._qo Lots. If and when Lot 1 develops, an access permit onto County Road No. <br />63 will be required from Anoka County. Lot 2 has an existing driveway on County Road <br />No. 63 and Lot 3 has an existing access onto County Road No. 5. The plat has been <br />forwarded to the Anoka County Highway Department for review and comment, <br /> <br /> <br />
