CASE <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF <br />ALPACA ESTATES 4TH ADDITION; CASE OF HAAKON JARNES <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Haakon James is requesting sketch plan review of Alpaca Estates 4th Addition. The <br />property is approximately 35 acres in size and is located at the southeast comer of the <br />hatersectiori of Hwy. 4/10 N.W. and Llama Street. The subdivision proposes to plat 11 <br />commercial lots and one outlot. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed sketch plan <br />City Staff review letter dated July 31, 1996 <br /> <br />Notification: <br /> <br />A public hearing will be conducted at the time of preliminary plat approval. <br /> <br />Observations: <br /> <br />All of the lots exceed the minimum area and dimension requirements for the B-3 Highway <br />Business District. <br /> <br />Development of the plat will require the construction of a westerly extension of Riverdale <br />Drive N.W. and improvements to Llama Street N.W. south of Hwy. 4/10. The sketch plan <br />has been forwarded to Mn/DOT for review and comment. <br /> <br />Drainage plans and street improvement plans will be required at the time of preI/minary plat <br />approval. <br /> <br />The plat will be reviewed by the Park Commission at their regular meeting in August. It is <br />anticipated that park dedication will consist of a cash payment. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the sketch plan contingent upon compliance with City <br />Staff review letter and the recommendations of Mn/DOT <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for Alpaca Estates 4th Addition and recommend that <br />the applicant proceed to apply for preliminary plat approval. <br /> <br />Review Checklist: <br /> <br />PC: <br /> <br />City Engineer <br />Parks & Utilities Supervisor <br /> <br />8/6/96 <br /> <br /> <br />
