CASE #: 7' <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF <br />NORTFIFORK OAKS 3RD ADDITION; CASE OF NORTH FORK, INC. <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. is requesting a minor subdivision to replat Lots 4 and 5 of Block 2 in <br />Northfork Oaks Addition into one lot. The lots are being sold to a buyer that intends to <br />construct a very large home in Northfork. The buyer is looking for additional side yard <br />space because the rear yard is restricted by the 75 foot buffer zone from the Delaney <br />property. Constructing the home on just one lot would not give the additional side yard <br />space desired. <br /> <br />Under these circumstances, North Fork, Inc. prefers that the lots be replatted into one lot to <br />eliminate the common property line and prevent some attempt to sell the remnant of the <br />second lot as a buildable lot in the future. <br /> <br />Observations: <br /> <br />The lot as replatted will exceed the minimum area and dimension requirements established <br />for Northfork. There will be no impact to drainage patterns as a result of the replat.
