CASE # ]0 <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br />CASE OF SHARP & ASSOCIATES/BARKELA MANUFACTURING <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />BackgroUnd: <br /> <br />Sharp and Associates has been retained by Barkela Manufacturing to prepare a site plan for <br />their new facility to be constructed in 'Business Park 95 2nd Addition on the north side of <br />McKinley Street The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated August 1, 1996 <br /> <br />In addition ;to City Code, the proposal is also subject'to a review by the Business Park 95 <br />Architectural Review Board. A meeting of that Board is being scheduled by City Staff. <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. In addition, the proposed <br />development will have no peculiar impact on other industrial parcels in the vicinity. <br /> <br />Observations: <br /> <br />The proposexi project is a 9,140 square foot office/manufacturing facility and meets City <br />Code requirements for lot coverage, setbacks, architectural standards, landscaping, <br />screening, waste enclosure, and design and number of off-street parking spaces and <br />driveways. <br /> <br />The Site Plan should be modified to identify a lighting plan. The City Engineer has also <br />requested that the drainage pond be enlarged and additional details be provided. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council grant site plan approval to Sharp and Associates for <br />the Barkela facility contingent upon compliance with City StaffReview Letter dated <br />August 1, 1996. <br /> <br />Review Checklist: City Engineer <br />PC: 8/6/96 <br /> <br /> <br />
