CASE # I [ <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br /> CASE OF RSP ARCHITECTS <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />RSP Architects has applied for site plan approval for a 149,699 square foot office and <br />manufacturing facility to be constructed on the south side of Sunwood Drive in the A.E.C. <br />Energy Park. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated August 1, 1996 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. In addition, the proposed <br />development will have no peculiar impact on other industrial parcels in the vicinity. <br /> <br />Observations: <br /> <br />The proposed project is a 149,699 square foot office and manufacturing facility and meets <br />City Code requirements for lot coverage, setbacks, architectural standards, landscaping, <br />and number of off-street parking spaces and driveways. <br /> <br />Most of the travelled portions of the site are proposed to be surfaced with bituminous and <br />finished with B-612 concrete curbing in accordance with City Code. A couple of <br />exceptions to this standard include the west end of the parking lot located west of the main <br />entrance. At some point in the future this parking lot is proposed to be extended west and <br />for that reason, the applicant is proposing that the west edge. of that pavement be finished <br />with a bituminous curb as a temporary measure. Understandably, curbing is a/so <br />proposed to ~be eliminated at the point where the southwest service drive would intersect <br />with the future extension of 143rd Avenue east of Jaspar Street. There is also a gravel <br />drive a_round the southeast comer of the building. It is Staff's understanding that the sole <br />purpose of this drive is to deliver machinery and equipment to the facility. Thereafter, th/s <br />gravel drive will be considered a fire lane. <br /> <br />The site plan does need to be modified to include a-lighting plan and a screened waste <br />enclosure plan. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council grant site plan approval to RSP Architects for a <br />manufacturing facility in the A.E.C.
