We are also in receipt of a Site Survey <br />prepared by Hakanson Anderson Associates dated July 11, 1996, and a Grading, Utility, <br />and Erosioa~ Control Plan prepared by Sunde Engineering dated July 19, 1996. The plan <br />proposes to construct a 149,699 square foot office/research/manufacturing facility on Lots <br />1, 2, 3 and 4 of the A.E.C. Energy park. We offer the following comments: <br /> <br />Zoning: The site is zoned Business Warehouse for which office/manufacturing is a <br />permitted use. <br /> <br />Access: The site is proposed to have one access onto Sunwood Drive that will <br />appropriately align with the A.E.C. driveway on the north side of Sunwood Drive. A <br />driveway aCCess is also proposed to be constructed through a City easement to gain access <br />from the sottthwest comer of the site to the intersection of 143rd Avenue N.W. and Jaspar <br />Street N.W. At such time as 143rd Avenue N.W. is extended east of Jaspar, it would be <br />appropriate for the manufacturing facility to realign its southwest driveway to access the <br />improved street. <br /> <br />Lot Coverage: The site is approximately 18 acres in size or 788,350 square feet. City <br />Code restrictS building coverage to 35% of the lot area or 275,922 square feet. The <br />proposed size of the building is 149,699 which equates to a lot coverage of 19%. A future <br />expansion of~ 120,000 square feet is also noted on the site plan. With the future expansion, <br />lot coverage Would total 269,699 square feet for an ultimate lot coverage of 34%. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: The proposed structure and all future expansions to it will meet established <br />setback requirements from property lines. <br /> <br />Landscaping and Screening: In accordance with City Code, the Landscape Plan <br />provides for~ a minimum 20 foot wide landscape area along Sunwood Drive. The <br />establishment of Silver Maples at 60 foot intervals is proposed along Sunwood Drive and is <br />acceptable to City Staff. Installation of an irrigation system will protect the investment in <br />landscaping. As the subject property is surrounded by Industrial parcels and no outside <br />storage is proposed, there are no screening requirements applicable to the site. <br /> <br /> <br />
