Site Plan Review: RSP Architects <br />August 1, i996 <br />Page 3 of 3 <br /> <br />The storage capacity with the ex/sting pond system (without an outlet) appears unable to <br />handle a 100 year event without causing flooding downstream. Additional expansion of <br />the detention pond located in the southwest corner of the property both in size and depth <br />would serve to mitigate this problem. It, however, may also be necessary to construct an <br />outlet from this ponding system to handle the storm runoff from this and future <br />developments. <br /> <br />Architectural Standards: The building does not exceed the 35 foot height limit. The <br />exterior fir/ish of the sumcture is proposed to consist of precast concrete panels with a <br />colored acoent band and a pre-f'mished metal flashing around the roof line. This is in <br />accordance with City Code architectural standards. <br /> <br />Lighting Plan: The Site Plan doesn't identLfy a lighting plan and should be modified <br />accordingly. Code states that lighting should deflect away from public streets and bulbs <br />emitting in excess of 3000 lumens shall be so directed that the bulb is not visible from off <br />of the property where such light source is located. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, August 6, 1996, at <br />the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site <br />plan.
