REQUEST FOR SITE PLAN REVIEW; CASE OF <br />CHILDREN'S WORLD DAYCARE <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />CASE <br /> <br />Background: <br /> <br />Children's World Daycare has submitted a site plan for the development of an 8,610 square <br />foot facility on Lot 1, Block 1, River 47 Plaza. The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated August 1, 1996 <br /> <br />Notification: <br /> <br />No notification of the development proposal was provided to neighboring property owners <br />as it is not required and the project should not present any adverse impacts on neighboring <br />commercial properties. <br /> <br />Observations: <br /> <br />The facility will have access from the private drive along the west property line that runs <br />between County Road gl 16 and 142nd Avenue N.W. The proposed project meets City <br />Code requirements for zoning, lot coverage, setbacks, design and number of off-street <br />pm-king spaces and driveways, screened waste enclosure, and lighting. <br /> <br />City Code requires exterior wall finishes to be constructed of natural or prefabricated brick <br />or stone or precast concrete panels, or some other materials approved by City Council. The <br />exterior walls of the daycare are proposed to be finished with vinyl siding and brick veneer. <br /> <br />City Code requires a 20 foot wide landscape area adjacent to all public roads, which in this <br />case is T.H. ~g47. It appears that this green space requirement can be met if the play area is <br />green space and not paved. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval. <br /> <br />Commission Action: <br /> <br /> Motion to: <br />Recommend that City Council grant site plan approval to the Children's World <br />Daycare facility contingent upon compliance with the City Staff review letter dated <br />August 1, 1996. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Parks & Utilities Supervisor <br /> <br />PC: <br /> <br />8/6/96 <br /> <br /> <br />
