Minnesota Department of Transportation

Metropolitan Division
Waters Edge
1500 West Coun{y Road B2
Rosevllle, MN 55113

August 23, ]996

Sylvia Frolik
City el' Ramsey
15153 Nowthcn Blvd NW
Ramsey, MN 55303

Dear SYlvia Frolik:

Subject:

Alpaca Estates 4th Addition
Preliminary Plat Review P96-090
South Side of TH 10, West of Armstrong Blvd
Ramsey, Anoka County
CS 0202

The Minnesota Department of Transportation CMn/DOT) has reviewed the Alpaca Estates 4th
Addition preliminary plat in compliance with Minnesota Statute 505.03, subd. 2, Plats. We find the
plat acceptable for further development with consideration of the following comments.

Trunk Highway (TH) 10 right of way is adequately identified on the plat, though the
property boundary has not been verified by our Surveys Section in the field. Any
questions may be directed to Gene Nelson of our Surveys Section at 797-3112.

We request that the plat dedicate control over access to the highway to the public. For
our records, we request a copy of the final plat as recorded; this may be forwarded to Phil
Keen of our Right of Way Section at the above address,

We commend the city and project proposer for extending Kiverdale Road NW through the
subject site. A continuous, parallel network of local streets can support and compl~nent
the highway, in accommodating property access and short trips, and allowing the highway
to serve regional trip-making needs.

Currently, stormwater drainage from the site does not flow towards TH l 0 right of way.
Should this condition change, or should development of this site otherwise alter the rate or
pattern ofmnoffaffecting TH 10 right of way, a Mn/DOT stormwater drainage permit
will be required. Questions regarding Mn/DOTs drainage concerns may be directed to
Mary Hondl of our Water Resources Section at 797-3053. Questions regarding the
permit process may be directed to Bill Warden of our Permits Unit at 582-1443.

An equal oppodunity employer
