CASE #._q. <br /> <br />REQUEST TO REZONE CERTAIN PROPERTY FROM <br /> B-1 BUSINESS TO B-2 BUSINESS; <br /> CASE OF CASEY'S GENERAL STORES, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Casey's General Stores, Inc. is requesting approval to rezone property at the northeast comer of <br />the intersection of Industry Avenue and Sunfish Lake Blvd. from B-1 Business to B-2 Business to <br />facilitate development of the property with a convenience store with gas. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed site plan <br />City Code regulations for B-1 and B-2 Business Districts <br />Proposed findings of fact <br /> <br />Notification: <br /> <br />Staff went beyond the standard 350 foot distance requirement and attempted to notify all residents · <br />of Sunfish Square of the public hearing to consider the request for rezoning. <br /> <br />Observations: <br /> <br />City Staff is of the opinion that the uses that would be allowed under the B-2 zoning are <br />appropriate for a: commercial parcel at the intersection of two thoroughfares in a district where <br />single family residential, multi-family and industrial uses come together. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the proposed rezoning. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council adopt Resolution ~t96-09- adopting Findings of Fact <br />relating to a request from Casey's General Stores, Inc. to rezone certain property from B-i <br />Business to B-2 Business. <br /> <br />-and- <br /> <br />Motion to recommend that City Council approve/deny the request from Casey's General <br />Stores, Inc. to rezone certain property from B-1 Business to B-2 Business. <br /> <br />PC: 9/3/96 <br /> <br /> <br />
