16, <br /> <br />17;. <br />18' <br /> <br />24, <br /> <br />That the Subject Property where the Super Bowl sign is proposed to be placed <br />currently has an 85 square foot free-standing sign fronting Hwy. gl0 and one lawful <br />non-conforming free-standing sign fronting Riverdale Street N.W., for a total <br />square footage of free-standing signs in the amount of 108 square feet. <br /> <br />That the total amount of existing and proposed free-standing sign space requested <br />for the Subject Property is 180 square feet. <br /> <br />That there are numerous other commemial operations in the community that do not <br />have direct highway exposure for their identification signs. <br /> <br />That with the exception of lawful nOn-conforming billboards, there is one other <br />lawful non-conforming off-site advertising sign on the Hwy. #10 corridor that <br />advertises Anoka Self Storage located on Ebony Street. N.W. <br /> <br />That if the request for the placement of an additional free-standing sign on the <br />Subject Property is approved, it will set a precedent for off-site advertising signs, <br />number of free-standing signs on a single parcel, and total square footage of free- <br />standing sign space. <br /> <br />That the proposed sign will/will not substantially impair the use or market value of <br />surrounding properties. <br /> <br />That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br />persons working in the vicinity of the use, or to the public welfare. <br /> <br />That if granted, the conditional use permit will/will not grant the Applicant special <br />privileges that are denied by the City Code to other properties in the commercial <br />area. <br /> <br />That the proposed use will/will not be constructed and maintained so as to be <br />appropriate in appearance with the character of the general area. <br /> <br />That the proposed sign will/will not be hazardous or disturbing to neighboring <br />uses. <br /> <br />That the proposed use will/Mil not be a substantial improvement to the property in <br />the immediate vicinity and the community as a whole. <br /> <br />That the proposed use will/will not crate excessive additional requirements at public <br />cost for public facilities and services and will/will not be detrimental to the <br />economic welfare of the community. <br /> <br />That the proposed use will/will not involve equipment and conditions of operation <br />that will be detrimental to any persons, property, or the general welfare by reason <br />of excessive production of glare. <br /> <br /> <br />
