CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF SHOREWOOD R.V. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. John Menke of Shorewood R.V. has applied for site plan reivew to construct and operate a <br />full service recreational vehicle center on the south side of Hwy. gl0 at its intersection with Llama <br />Street. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff Review Letter dated September 26, 1996 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The development includes a 27,115 square foot building for some indoor display area, sales <br />offices, and maintenance shop area. The facility will be served by an on-sitewell and the site plan <br />reflects that the sePtic system will be designed by a certified designer. <br /> <br />The site plan proposes access to be from 3 locations on Riverdale Drive N.W. and one egress onto <br />Llama Sweet. <br /> <br />The proposed development is in compliance with City Code as far as lot coverage, setbacks, <br />architectural standards, landscaping and waste storage. However, there is a future building <br />expansion proposed on the south side of the structure. This expansion as proposed will encroach <br />on the 35 foot seitback from the south property line by 5 feet. Staff recommends relocating the <br />building 5 feet north in anticipation of this future addition. <br /> <br />The site plan does not clearly reflect that all display and parking areas will be surfaced with <br />bituminous. Although some B-612 curbing is noted on the site plan, it also does not clearly reflect <br />that the outer perimeter of all areas required to be surfaced with bituminous will be finished with <br />concrete curbing. <br /> <br />City Code wouldirequire 21 customer parking spaces for the 179 r.v.'s and 30 cars estimated to be <br />displayed on the Site. It also requires 24 parking spaces for the 8 maintenance bays in the building <br />and 1 parking space for each employee. Exclusive of employees, Code requires 45 parking <br />spaces; 49 are provided; that leaves 4 parking spaces for employees. The site plan does not <br />indicate the maximum number of employees on the site. <br /> <br />The City Engineer has recommended some modifications to the drainage plan. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with the review letter. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council grant site plan approval to Shorewood R.V. contingent upon <br />compliance with the City Staff review letter dated September 26, 1996. <br /> <br />Review Checklist: City Engineer <br />PC: : 10/1/96 <br /> <br /> <br />
