CASE # ~

REQUEST FOR SITE PLAN APPROVAL OF OFFICE/WAREHOUSE FACILITY;
CASE OF SHARP AND ASSOCIATES
By: Zoning Administrator SyIvia.Frolik

Background:

Sharp and Associates has applied for site plan review for the development of a 10,000 square foot
office and warehouse facility to be constructed on Lot 1, Block t, Ferrum Second Addition. The
following items are enclosed for your information:

a)
b)
c)

Site location map
Site plan
City Staff review letter dated October 9, 1996

Notification:

Site plans are not required to be subjected to public hearings.

Observations:

The proposed project meets City Code requirements for lot coverage, architectural standards,
landscaping, design and number of off-street parking and driveways, and a screened waste storage
enclosure.

According to City Code, the building should be located 40 feet from the property line along
McKinley Sweet; the nearest point of the building to McKinley Street is 35 feet. However, only 6
feet or 8% of that south wall encroaches on the 40 foot setback. Because of the unique
configuration of the lot and because the encroachment is so minor, City Staff is recommending that
the development agreement approve the 5 foot deviation for a distance of 6 feet.

Because it is a comer lot, the loading docks do face a public street even though they are located on
the rear wall of the building. Staff recommends approval of this structure plan as there is not
sufficient area on the north side of the structure to accommodate loading docks.

Recommendation:

City Staff recommends site plan approval.

Commission Action:

Motion to:
Recommend that City Council grant site plan approval to Sharp and Associates for Lot 1,
Block 1, F, errum Second Addition contingent upon compliance with City Staff Review
Letter dated October 9, 1996.

Review Checklist: City Engineer
PC: 10/16/96

'7
