CASE <br /> <br /> 'REQUEST FOR SKETCH PLAN REVIEW OF <br /> RAMSEY COMMERCIAL PARK SECOND ADDITION; <br /> CASE OF CHARLES CHRISTIAN <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Charles Christian is requesting sketch plan review of a minor subdivision to be named Ramsey <br />Commercial Parl~ Second Addition. The subject property is'located at 153rd Avenue and Hwy. <br />N.W. and is a re~lat of the two lots in Ramsey Commercial Park. The purpose of the replat is to <br />achieve a small~ lot for the buyer of the existing suucture on Lot 1, create two additional. <br />commemial lots ~om' the remainder of Lot 1 and Lot 2, and create a 'new lot and block for the <br />remnant of prop _ea~_y. on the south side of 153rd resulting from the construction of 153rd through <br />the plat. ' <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />E~sting plat layout <br />Sketch Plan for revised plat <br />City Staff review letter dated November 27, 1996 <br /> <br />Notification: <br /> <br />Minor subdivisions are not required to be subjected to a public hearing. However, as a part of the <br />platting process, ~e vacation of pre-existing easements is necessary. State statute requires a public <br />hearing conducte.4~~ by 'the City Council with notification to property owners within 350 of the <br />subject property.. ?he public hearing has been scheduled for the December 10 Council meeting and <br />properties within 350 feet of the subject property were notified of that hearing. <br /> <br />ObServations: <br /> <br /> Lots 1 and 2 of Block 1 meet the area and dimensional requirements for B-1 Business property. <br /> The plat proposes to utilize. I acre of City property located east of the subject plat to meet the 200 <br /> foot road frontage ~requirement on Lot 3, Block 1. There is landlocked property northwest of the <br />. subject plat that th~ developer is Proposing to provide access to via outlots for future roads. In lieu <br /> of this provision, City Staff is recommending that the City join in the plat and facilitate Lot 3 <br /> · meeting mad frontage requirements. <br /> The plat is being forwarded to the Panic and Recreation Commission for a determination on park <br /> dedication. .. <br /> <br /> Recommendation: ' <br /> City Staff recommends sketch plan approval. ' · <br /> <br />Commission Action: <br /> <br /> Motion to: <br /> Approve/deny the sketch plan for Ramsey Commercial Park Second Addition contingent <br /> upon compliance with City Staff Review Letter dated November 27, 1996, and recommend <br /> that the applicant proceed to City Council for final plat approval. <br /> <br />Review Checklist: City Engiheer <br /> <br />PC: 12/3/96 <br /> <br /> <br />
