The sketch plan consists of one sheet prepared by Lot <br />Surveys Compan~y, Inc. We offer the following comments: <br /> <br />1. General':_ The subject plat is a replat of Lots 1 and 2 of Ramsey Commercial Park. The <br /> purpose 0fthe replat is to create a smaller commercial lot. for the buyer of the existing <br /> structure On Lot 1, create two additional lots from the remainder of Lots 1 and 2, and create <br /> a new lot!and block for the remnant of property on the south side of 153rd resulting from <br /> the construction of 153rd. <br /> <br />2. Zgning: The property is zoned B-1 Business. <br /> <br />4 <br /> <br />o <br /> <br />Lot Size~ and Dimensions: The minimum requirements for B-1 lots in the unsewered <br />area is 1 aC'e in area and 200 feet of frontage on a public road. Lots 1 and 2 of Block 1 and <br />Lot 1 of Block 2' meet these requirements. The plat proposes to utilize. 1 acre of City <br />property tO meet the mad frontage requirement on Lot 3, Block 1. The City is interested in <br />cooperating in this effort in exchange for road right-of-way to be provided for a future <br />public road to 'access landlocked property to the northwest. To that end, Staff is <br />recommemting that the City join in the plat. <br /> <br />Future RoadS: City Staff has identified a need to provide public access to landlocked <br />property northwest of the subject plat. In accordance with Staff's request, th~ sketch plan <br />proposes t9 provide property for future right-of-way across the northeast comer and along <br />the north property line of Lot 3, Block 1. Staff is recommending that this right-of-way be <br />identified as two ouflots rather than 'Outlot A' and 'Street Easement'. The City will retain <br />ownership!of these two outlots and development agreement will state that if at some future <br />date it is dt~termined that one or both of these outlots are not necessary for road purposes, <br />they may be deeded back to the adjacent property owner. <br /> <br />Remant P, ronertv: There is a small remnant of City property not necessary to the plat <br />that is locaied- east- and north of Outlots A and B respectively on the sketch plan. Since the <br />City is c6nsidering joining in the plat for the purposes of meeting road frontage <br />requirements and providing future road right-of-way, Staff is recommending that this <br />remnant of~ity property be included in the plat as an outlot, also to be retained by the City. <br /> <br />Structure~ Setbacks: The sketch plan indicates that the existing structure on Lot 1 is in <br />conformance with requked setbacks in the B-1 Business District. <br /> <br />/? <br /> <br /> <br />
