Ail of the lots meet the one acre mum
lot size.

The lots are prol~sed to receive public access from the extension of Royal Road from the south
and 162nd from ~e west. There are two cut-de-sacs that will extend off of Royal Road that do not
exceed the 600 fbot rmximum length standard.

In accordance With the May 9, 1989 Northfork Park Dedication Agreement, there is no park
deification due off, this ar~ of the PUD.

A pedestrian tra~ sportation link is required to connect the trails in Northfork with those in
Woodlawn Esmu~s to the East, The City is requiring that the developer rough grade this i/nk in a
location that gendrally follows the rear yards of lots 5 through I3 of Block 2.

A Gra_rting and EYfajna_' ge Plan has been provided which is generally acceptable and at the dare of
this writing, th~ final details of that plan are being incorporated in accordance with the
recommendationg1 of the City Engineer.
